In today’s market, it is very common for many financiers to delay settlement due to high volumes of loans and an assortment of other reasons. Therefore, when negotiating on the purchase of a property, perhaps enter into a 21 day finance clause and a six week settlement date. This will ease the stress of meeting tight deadlines.
Comparison rate - Comparison rates are different to actual Interest rates. A comparison rate is the “True” effective interest rate which is applied to a particular loan and this incorporates all the fees associated with that loan during the life of the loan (such as account keeping fees, annual fees, application fees & exit fees etc..) This rate is normally higher than an actual quoted interest rate, giving the true cost of the loan. This information can help you distinguish which loan is actually cheaper, when all costs are taken into account.
